RESTORATION AND RENOVATION
Nelson Investments completed a full-scale restoration and renovation of 25 out of 27 existing units as well as all interior common areas of this 1950's three-story apartment building. The renovation team included the award winning Stuart Howard Architects and Sublime Interior Design. The building includes a mix of studio, junior one and full one bedroom units plus a two bedroom penthouse with entertainment sized deck.
Starting in the summer of 2008 Nelson Investments replaced the roof with a new torch-on membrane, installed new energy efficient low-e, double glazed vinyl windows and painted the exterior.
On the interior, all units have new kitchen cabinets, granite countertops, stainless steel sinks and faucets, stainless steel appliances, Italian porcelain tiles on the floor, subway style glass tile backsplash and new lighting. Gordon Nelson Inc. also opened up the kitchen to the living space by removing two walls, raising the ceiling and reconfiguring the kitchen cabinets.
The living space is bright and open and has had the original oak hardwood floor refinished and stained chocolate brown, new baseboards added, new hardware on all doors, new modern lighting, new 2" venetian blinds and Benjamin Moore paint throughout. Nelson Investments also upgraded all electrical wiring to current City of Vancouver electrical code and replaced the electrical panel with a new 50 AMP circuit breaker panel.
The ceiling in the bathroom was raised and a new exhaust fan, modern light, and mirrored vanity were added. The toilet was replaced with a new modern low flow model and a new pedestal sink with a designer Delta faucet was added. The walls were painted with Benjamin Moore paint. Nelson Investments also retiled the tub surround and included a marble tile detail. Several tubs were also re-glazed. The building's plumbing was also completely re-piped in 2002.
Interior common area highlights include drywall repairs, new Benjamin Moore paint throughout, new baseboards and environmentally friendly designer carpet tiles.
All units have also received hard-wired smoke and carbon dioxide detectors and all of the common area smoke detectors and emergency lights were replaced.
New Maytag front-loading, high efficiency washers and dryers were added.
The restoration project of the 25 units on the second, third and penthouse level commenced October 2008 and was completed in April 2009.
In July 2009, two new state-of-the-art ultra high efficiency IBC Technologies boilers were added replacing the 50 year old inefficient boiler system. Nelson Investments expects this investment in combination with the new double glazed low-E windows to cut energy consumption by approximately 40% and substantially reduce the buildings carbon footprint.
All of Nelson Investments apartment buildings are pet friendly, including dogs. Heat and hot water is included in rent. Six units on the ground floor are handicap accessible.
1133 Barclay Street offers seven covered parking spots and 25 bike storage lockers.
New Market Rental Suites
In April 2009, Nelson Investments received City of Vancouver approval to add four new units or 2,328 sqft of additional leasable space and 19 indoor bike storage spaces. The new units consist of three two bedrooms and one studio. Nelson Investments is utilizing excess storage room, laundry room, boiler room, inefficient parking space and a bedroom (converting a one bedroom to a studio). In December 2009 Nelson Investments received its building permit from the City of Vancouver. In January 2010 Haebler Contruction was hired to complete the construction of the new units.
